About the service
What does Roof Repair Melbourne VIC do?
We arrange free on-site roofing quotes across Greater Melbourne. You tell us what the roof is doing, and we connect you with an independent local roofing contractor who inspects it and quotes in writing. We do not carry out roof work ourselves. More detail is on the about page.
Does it cost anything?
There is no charge to you for the referral, the inspection or the quote, and no obligation to proceed. If you go ahead, you pay the contractor under their quote and terms.
When can I call?
Monday to Friday, 8am to 5pm, and Saturday, 9am to 1pm, on 03 4320 5697. The form at the bottom of every page works at any time.
Leaks and damage
My ceiling has a water stain. Is the leak right above it?
Rarely. Water runs along battens, sarking and rafters before it drips, so the entry point can be well away from the stain. That is why a proper inspection checks the whole area uphill of the mark, plus valleys, flashings and penetrations. Our leaking roof guide explains how leaks are traced.
What should I do while I wait?
Catch drips, move valuables and electrical items, and if water is near light fittings, turn off that circuit at the switchboard. Do not climb onto a wet roof. For dangerous damage after a storm, contact the Victoria State Emergency Service.
Will insurance cover it?
Sudden storm damage is often covered; gradual wear, rust and poor maintenance usually are not. Photograph the damage, contact your insurer early and ask the roofer for a written description of the cause. See our storm damage guide.
Repair or replace
How do I know if my roof needs replacing?
Widespread problems point to replacement: tiles that break underfoot, rust at most laps, rotten battens, repeated leaks in different places. Isolated problems point to repair. Read signs you need a roof replacement and replacement vs repair.
Is a roof restoration worth it?
On a tile roof with sound tiles and battens, a restoration can extend its life at a fraction of the cost of replacement. On a roof that is failing underneath, a fresh coat only hides the problem. Our restoration guide covers both cases.
Which roofing material is best for Melbourne?
There is no single best. Colorbond steel is light and low-maintenance, concrete tile is economical and quiet, terracotta and slate suit period homes and last a long time. Read the materials guide.
Rules and paperwork
Do I need a permit to replace my roof?
Often not for a like-for-like replacement, but structural changes, heavier materials, and properties in Heritage or Bushfire Management Overlays may need a building or planning permit. Check with your council or a registered building surveyor. Our council approval guide explains the steps.
Does the roofer need to be registered?
Roof plumbing, which includes sheet roofing, flashings, gutters and downpipes, is regulated work in Victoria and should be done by a registered or licensed plumber in that class, who issues a compliance certificate for qualifying work. Check the regulator's public register.
What if my roof has asbestos?
Do not disturb it. Under WorkSafe Victoria's rules, removing more than 10 square metres of non-friable asbestos requires a licensed removalist. See safe asbestos roof removal.
Cost and timing
Why do two quotes for the same roof differ so much?
Usually because they cover different things. One may include new battens, sarking, gutters and scaffold while another leaves them out or lists them as extras. Compare scope line by line before comparing totals, and ask each contractor what is excluded.
Can I stay at home during the work?
Almost always. Expect noise, some dust in the roof space and restricted access around the house while materials are moved. A careful contractor only strips as much roof as can be closed in before the end of the day.
How much will it cost?
It depends on size, pitch, access, materials and what is found. Planning bands for 2026 are in the Melbourne roof price guide; a real figure comes from a written quote after inspection.
How long does a re-roof take?
A typical single-storey house takes days rather than weeks once work starts, with weather the biggest variable. The timing guide breaks it down.
